Roof coatings

Restore the roof you have with a fluid-applied coating

Silicone and acrylic coatings that extend the life of an aging commercial roof, cut rooftop heat and stop ponding leaks without a full tear-off.

Where a tired East Texas roof gives up

A commercial roof that is past its best usually tells you the same three things. Water sits in low spots and never fully leaves. Seams and flashing open a little more every summer. And the surface bakes under months of sun until it stops reflecting heat and starts absorbing it.

Replacement is the answer when the deck or insulation is wet. When it isn't, a fluid-applied coating can restore the roof you already have: specialized formulas applied directly onto the existing roofing substrate, creating a waterproof barrier without tearing the old roof off.

That matters if you run a business under the roof. A coating skips the heavy construction of a tear-off, so operations keep going while the work happens.

How the Steele crew prepares and applies a coating

The work starts with an inspection, not a bucket. We walk the roof, mark what is wet, split or ponding, and repair every leak and damaged spot first. A coating improves protection, but it does not fix a leak underneath it, and we won't paint over one.

Then we match the coating to the roof. 100% silicone suits roofs that see ponding water or have complicated layouts. It is UV resistant, solvent-free and VOC compliant, and it forms a fully adhered, waterproof layer. A-300 acrylic is the water-based, budget-friendly choice for roofs that drain well, flexible and UV stable, CRRC rated for cool roofing, and a good fit for metal roofing and smooth asphalt surfaces.

We apply Mule-Hide coatings, and we work over metal, EPDM, TPO and PVC membranes, modified bitumen, asphalt built-up roofs, polyurethane foam and concrete.

What to watch after a roof is coated

A coating is not a one-and-done. Follow the maintenance recommendations we leave with you. That ongoing care is what gets a coating to its full life, up to 20 years on select systems.

Walk the drains after big storms and call (903) 630-5751 if you see new ponding or a lifted edge. A free roof inspection will tell you whether it is a touch-up or something bigger.

Up to a 20-year No Dollar Limit warranty on select coating systems

Warranty options depend on the system and the roof underneath it. We tell you which coating qualifies once the inspection is done, then match it to the roof.
