Multi-family roofing

Roofs for apartments, condos and duplexes, handled building by building

Steele Roofing works with property managers, building owners and HOAs to repair, replace and maintain multi-family roofs in Tyler and across East Texas.

What fails on apartment and condo roofs here

Multi-family roofs fail in a way a single house doesn't: one leak becomes three tenant calls, and a storm that dents one building usually dented the whole complex. East Texas hail and wind work on every roof at once, and a small repair put off on one building turns into a stained ceiling in somebody's unit.

The usual culprits are the same ones we find on any roof. Flashing at walls and penetrations. Shingles lifted or missing after wind. Hail bruising that doesn't leak yet. On a duplex or a condo block, the hard part is that nobody on the property can see the top of the building, so the damage waits until a tenant files a complaint.

That is why property managers, building owners and homeowners' associations call us for the whole picture instead of the one unit that is leaking.

How the Steele crew works a multi-family property

An inspector visits each building, walks the roof, photographs what he finds and marks storm hits in chalk. You get a written assessment for the property, so you can sort the roofs that need a repair from the ones that need replacing and put real numbers in front of a board or an owner.

From there we take on roof installation, repair and maintenance, full replacement, and storm damage repairs. When the work follows a storm, we also help with the claim, because we have worked insurance claims on commercial and multi-family roofs.

We are experienced at running several projects inside a set budget and keeping the property manager informed as the work moves from building to building. Steele Roofing is BBB accredited with an A+ rating.

Keeping a portfolio of roofs out of trouble

The cheapest roof on a multi-family property is the one that gets looked at before it leaks. Ask us to walk your buildings after every major storm, and keep the written assessments so the next board can see what changed.
